Pre-Development Services

During Pre-Development Matter assists our clients with establishing goals, performing site evaluations, and striking a favorable deal.

Our priority is to understand and achieve our clients’ objectives. We spend significant time with our clients upfront in order to understand project goals, and then we form a collaborative strategy for execution. Once parameters are well-defined, we perform a comprehensive site search and analyze our findings to present the most promising options to our client. We perform additional due diligence (architectural test fits, engineering assessments, code and zoning analysis) on the final site candidates while simultaneously negotiating a term sheet agreement with the owner/landlord.

Transaction Services

During the Transaction phase, Matter guides the design process and creates a comprehensive project budget, as well as help the client strike favorable loan and lease agreement deals.

Once a site is selected and a term sheet agreement is reached, we continue to work with our client to progress design, create a preliminary project budget, and negotiate terms with the landlord. We act as the primary point of communication throughout this process to ensure that design progresses in tandem with our clients’ expectations and project budget, and to make sure that our client reaches a favorable deal on the property

Design Management

  • Help select your design and consultant team (architects, engineers, etc.)
  • Manage Design Development and Construction Documentation

Loan Approval

  • Work with lenders and the client to complete underwriting process
  • Gather term sheets to find the lender that is right for the client
  • Incorporate loan process and associated budget into the overall project budget and track lender draws

Project Budget

  • Complete solicitation process to select contractors and vendors
  • Develop a detailed project budget including hard, soft, financing, and owners costs

Agreement

  • Collaborate with legal team, client, and landlord to reach an agreement favorable to the client

Construction Services

Matter leads the client through the construction phase by pursuing a hands-on approach to construction administration and team management.

Once design is complete and an agreement has been finalized, Matter assists our client in a solicitation process to find qualified contractors for construction. We then work diligently to make sure that the project is delivered on-time and on-budget. Matter meets with the project team and completes site visits every week, issues weekly project schedules and agendas, and updates the project budget for lender draws and contractor requisitions. If an unexpected event occurs during construction, we pursue creative problem-solving methods to mitigate the issue and maintain project progression.

Project Bidding

  • Prepare bid package for bidding

Construction Administration

  • Manage contractors and vendors
  • Collaborate with client on weekly construction tasks (change orders, unforeseen issues, etc.)

Lender Management

  • Prepare budget documents for weekly lender draws
  • Collaborate with the lender to complete site visits and construction punchlisting

Site Visits

  • Visit the site weekly to ensure construction is progressing as planned
  • Work through issues on-site with contractors and vendors
  • Manage weekly lender site visits

Project Close-Out Services

Once construction is completed, Matter will work to ensure project close-out is completed and the property is delivered successfully to the client.

Matter continues to work after construction is completed to ensure that the project is completed successfully. We work closely with the client and the contractors to punchlist the entire site, making sure that all trades and vendors have successfully completed their work before issuing final payment. We remain involved with the expeditor after construction to ensure that filing with the DOB and FDNY is finalized. Lastly, we help ensure all staff are familiarized and comfortable with newly installed building systems and equipment by coordinating on-site training sessions.

Construction Punchlisting

  • Conduct post-construction site visits with contractors
  • Coordinate any additional work between contractors and subcontractors
  • Coordinate final requisition payments once work is completed

Budget Close-Out

  • Final requisition payments tied to construction punchlisting
  • Finalize the project budget
  • Subcontractor lien waiver completion

Filing Close-Out

  • Post Approval Amendment completion
  • DOB filing close-out
  • FDNY filing close-out

On-Boarding

  • Provide manuals and warranties for all newly installed equipment
    and systems
  • Facilitate on-site training
    sessions for all client staff
